How do you determine the rent price for my property?
We conduct a Comprehensive Market Analysis that compares similar properties in your area, taking into account amenities, condition, location, demand, and our local experience. -
How long will it take to find a tenant for my property?
While factors like price, location, and condition all impact leasing time, well-maintained homes in good neighborhoods that are priced correctly typically rent quickly. -
What happens when a tenant is in breach of the lease contract?
We post legal notice giving the tenant a chance to cure the violation. If unresolved, we escalate to our attorney to begin eviction proceedings. -
Who holds the security deposit(s)?
We maintain all tenant security deposits in a designated trust account as required by law. See your Management Agreement for details. -
Do you require a reserve?
Yes. A $500.00 reserve is kept in the owner’s account to cover maintenance and repairs. -
What are your fees and what do I pay up front?
Our fees depend on the services you select. We offer leasing-only and full management packages. We do not charge upfront fees and only collect management fees when you get paid. -
Will I know what’s going on with my property?
Yes. We stay in touch throughout our agreement and alert you to repairs, lease renewals, and other significant events. -
How often are inspections done at my property?
We perform a detailed move-in checklist with each new tenant and conduct on-site inspections every six months thereafter. -
I am an out-of-state/country owner. Do you offer remote access to my information?
Absolutely. Many of our clients live out of state or abroad. We offer online portal access and direct deposit. -
