Due to an increase in fraudulent applications & supporting documents additional documents or verification may be required

Below is our application process. We process applications on a first-come, first qualified, first served basis. “First come” is first complete application. Applying without required documentation is considered an incomplete application and will not be processed.

Application Process:

  1. Visit www.jjpm.net and choose the house you wish to apply for
  2. Everyone 18 years and older must complete the rental application. This includes uploading all supporting documents as required during the application process. 
  3. Pay the Application Fee of $60.00 per applicant
  4. Application fee is NON-REFUNDABLE
  5. Once all the above is complete we will get a notification of a complete application and will begin processing it. INCOMPLETE APPLICATIONS WILL NOT BE PROCESSED.

Required documentation:

  1. Copy of the three most recent paycheck stubs. Or if relocating to the area your new employment offer letter & contact info for the new employment.
  2. W2 from previous tax year & 3 most bank statements. If self-employed, copies of the two most recent years of Federal Tax Returns. SSI or SDI provide previous years certificate.
  3. If you would like additional income to be considered, you must submit supporting documentation such as bank statements or W2 from previous years.
  4. Identification: Submit a copy of your Driver License, State Issued ID or Passport.

Qualifications:

Credit history must be satisfactory, 620 or above. Any derogatory credit such as utilities may result in your application being rejected. If you have ever been evicted or sued for a lease violation, your application may be rejected. Foreclosures & Short Sales do not count as an eviction or lease violation. Combined monthly (gross) income should be at least three times the monthly rent. Rental references must be satisfactory & currently contact information supplied on the application.

Government Rent Subsidy

Under California law, applicants with a government rent subsidy have the option, at the applicant’s discretion, of providing lawful, verifiable alternative evidence of the applicant’s reasonable ability to pay the portion of the rent to be paid by the tenant, including but not limited to, government benefit payments, pay records and bank statements. As with all applications, landlord will obtain reports such as unlawful detainer, social security number verification, fraud warnings, previous tenant history and employment history.

Once Approved:

Once your application is approved you will have 24 hours to come to our office with a holding deposit in the sum of ½ of one month’s rent. You can also pay this online on your new tenant portal. After the 24-hour period if we have not received the holding deposit, we will continue to market the property & accept & approve other applications. If a new application gets approved, you will forfeit the property and we will move forward with the new applicant.

*Application processing times take 3-4 business days. All documentation must be received to start the approval process. We cannot allow you to provide your own credit report.

We require all tenants to carry renters’ insurance. Utilities must be in your name & proof of rental insurance must be supplied before you can move in.
